The Property

The Client acquired and consolidated this 8,961m² site at Ravenhall for their proposed development consisting of a community centre building and a Church building. The community centre building was the initial stage to be delivered.

The Space

The community centre was designed based on the community’s vision for a versatile communal space which can be used for special events. The Community Centre consisted of 1 level of basement and 1 ground level space with 12m high cathedral ceilings. The basement space comprised of administration offices and classrooms for Sunday school; a large central meeting space for teacher and gatherings; and a fully equipped commercial-grade kitchen including freezer and cool room facility to cater for future events and function at the Community Centre. The ground level comprised a spacious event space with soaring ceilings; central dance floor and back of house amenities; all accessed via a grand vehicle portico at the front entry to the building. There will also be extensive landscaping across the development.

 

Services

About Time Projects was engaged as Project Managers for this community development. Prior to engaging About Time Projects, the Client had already executed a D&C agreement with the building contractor. Scope of services included:

• Development management duties associated with supply authorities and DA conditions;

• Assist the Client to develop operational requirements and coordinate into the building;

• Assess ongoing design development and changes initiated by the Builder and the Community;

• Administer contractor claims and variations with assistance from the appointed Quantity Surveyor;

• Administer D&C contract with the preferred building contractor as the Superintendent.
